Candidate for President-Elect Guy Matteo

As a member of the leadership team, I will continue to remain focused on our over-arching goal of keeping the REALTOR® at the center of the real estate transaction. At a time when we are all weathering economic challenges, it is critical that we remain vigilant and consistent in our efforts to protect private property rights and advocate legislative initiatives to foster increased business opportunities for our members statewide. We must strive to be certain our ability to serve consumers and clients is not compromised or diminished in any way. I remain committed to championing the critical issues facing our industry and to actively insure that our Association will remain viable and relevant as we meet the needs of consumers and our members in the future.

Our nation is in the midst of one of the most severe financial crisis we have seen in generations and in my opinion PAR’s biggest challenge is keeping our members working and earning a living. Accomplishing this feat is no easy task but PAR can have a tremendous impact by educating our members on topics and issues that are relevant in today’s marketplace. For example, extensive and thorough short sale courses is needed since we are seeing such a large number of listings “under water,” as well as foreclosure prevention techniques. Members could also benefit from education about diverse markets, the untapped market place, so we can develop a pipeline of potential new clients. Education is the key and timely, relevant information is critical.

Political and legislative advocacy is also critical in a changing marketplace. Extending and possibly increasing the first-time buyer $8,000 credit is one example. Fighting to keep property taxes from being increased and fending off any discussion of instituting any point of sale levies by state or local legislative bodies that are looking to plug gaps in their budgets is of extreme importance to revive the real estate market.

I think we have many important issues facing PAR. Our members are so important and we need to keep helping them utilize PAR benefits and values. You’ve heard it before, it is imperative that we keep the REALTOR® at the center of the transaction – showing the consumer we are a strong organization and are promoting private property rights at all times. PAR members are competent, professional and the key to the knowledge needed to complete one of the largest transactions of most consumers’ lives.

Our relationship with our members is so crucial right now. By providing them with useful information, updated technology and the skills to show the consumer we are their resource for all real estate transactions. We are constantly providing our members with the tools and education they need at such a low cost. PAR does make a difference and informing our 30,000+ members that we are here to serve them in any capacity must be communicated constantly. PAR is always developing new programs, services and addressing the everyday issues affecting our members. We must be one step ahead at all times and always working on the legislative and legal issues that affect us every day. Our legal hotline is a valuable resource to members but are they aware of it? In my opinion, the value I receive from PAR membership is of utmost importance to me and I wish all our members would take advantage of the many services provided to them. It would make such a difference in their everyday real estate careers!

PAR faces many of the same challenges that we all do in the real estate profession, whether a licensee, broker owner or a local association. As a state association, PAR has a responsibility to serve its members not only in Pennsylvania but also nationally. That’s a big job which PAR does extremely well. There are people, systems and tools in place that create a framework for our success. Our association is well respected outside of Pennsylvania.

In Pennsylvania, the biggest challenge to me is fulfilling the various needs and uses of technology and legislation. We use technology as a means of contact, education and information; from e-mail blasts to webinars and data mining. Legislation protects and promotes the interests of the consumer. The input of the knowledgeable REALTOR® is vital to those legislative results. As REALTORS® we are in a unique position to understand the impact of legislation on home ownership and land use. The recent accomplishments of data mining in local elections will further impact legislation in our state in the future. Data mining is where technology and legislation work together for results that benefit the consumer in their hometown as well as on the state level.

Complacency.

Over the last two years we as REALTORS® have been faced with a variety of challenges. As we move forward, I see complacency as a major challenge that we as members of PAR need to address.

We’ve enjoyed good success. Our organization is now more than 30,000 members strong. We’ve maintained a successful battle against increased state transfer tax. We have a new headquarters building in Harrisburg. Our staff uses cutting edge tools to carry out the mission of PAR. PAR staff and our local associations are working effectively on all fronts.

We can’t let up. More Pennsylvania REALTORS® need to be more engaged. We need a majority of our members to understand and contribute to RPAC. We need a majority of our members to respond to calls-to-action. As an organization we need more Brokers/Managers leading by example and building a more engaged base of Pennsylvania REALTORS®.

Our organization is strengthened by REALTOR® members in every community throughout the state who volunteer their time to make the REALTOR® organization stronger. These individuals have not been immune to the recent economic challenges, yet they continue to get the job done. It’s no longer enough to simply thank them. It‘s no longer enough to intend to take action. Given the economic uncertainty we are faced with, it’s imperative to join them, take action and become a more engaged Pennsylvania REALTOR®.

With the drastic changes in the real estate industry, it is very necessary for PAR to validate the advantages of membership. I believe there are many benefits of membership including getting the most current information, education, notification of changes in requirements, mortgage information, meeting the consumer’s needs and providing the tools to better serve the consumer, which in turn keeps the REALTOR® at the “center” of the transaction.

I believe the role of district vice-president is to provide information to local boards and associations, representing them and being the liaison between the state association and the local ones to bring the concerns and questions either way (to or from). My main objective is to continue to serve the needs of the local associations and to help members stay informed of the benefits of PAR. The most enjoyable part of being District 6 Vice-President has been the opportunity to visit each of the boards, participating in the installation of officers, socializing with other members and attending RPAC events.

Professionalism.

When markets get tough one's tendency is to speed up and make the sales happen and get the listings NOW. When this occurs shortcuts are taken, mistakes happen and our professionalism suffers.

It is imperative to pay attention to all the details, take the time to 'do it right' the first time. We need to uphold the professionalism we have tried so hard to build up over the years. In such a litigious environment this is an absolute necessity and more important than ever.

Our conduct will be recognized and rewarded if we 'do it right' the first time!
